Located at the junction of Highway 70 from the West, Highway 54 from the South and Alamogordo Relief Route (recently renamed the Charlie T. Lee Memorial Relief Route); this property is at the south end of Alamogordo. All highway traffic leaving or entering Alamogordo or the Relief Route must pass by this property. Property consists of 15 acres total currently surveyed out in three parcels comprising 10.872 acres, 2.665 acres and 1.555 acres.
Access currently from the Alamogordo Relief Route. South bound traffic has a right turn in and north bound has a left turn in. Highway 70 East exits to Relief Route and turns right at traffic light. Highway 70 West traffic and US 54 North traffic turns onto the Relief Route at the US 54 intersection at south end of property.
Visibility is excellent as property is bordered by US 54 on the west, by US 70 and railroad overpass on north, and by the Alamogordo Relief Route on the west and south. US 54 and US 70 offer the only common access to Alamogordo from the south and west and support traffic via El Paso and Las Cruces. Both Highway 54 and Highway 70 are four-lane highways heavily traveled by truck traffic an offer the only direct access route from El Paso to Interstate 40 and major cities to the north and northeast.

Property elevation is higher than the Relief Route and US 54. It is lower than Highway 70 as the highway rises to pass over the Relief Route and the Union Pacific Railroad. This relief actually enhances the visibility of the site.
Fill was compacted as placed; therefore consolidation subsidence is not anticipated. Requirement for additional fill depends on final grading assessments.
Current zoning allows for travel plaza, motel/hotel, convention center or other commercial enterprise.
Water and sewer are available on adjacent right-of-ways and are provided by the City of Alamogordo. Natural gas is available from Gas Co. of New Mexico and electrical power is available from Texas-New Mexico Power Co.
Site has been approved for a liquor license and has cleared a Phase I environmental assessment. Site is ideally suited for a travel plaza, motel, restaurant or convention center.
